What factors must be considered when deciding on the correct waterproofing system?

Know what you are getting! Torch-on and Black bitumen waterproofing systems are NOT UV stable and therefore require a UV protective and reflective top coat. Silver is the common colour used for waterproofing and is made from ground aluminum. Consequently oxidation is inevitable and a reapplication of the silver paint is required after 3-4 years, depending on UV exposure. This is when heat applied waterproofing systems (most torch-on waterproofing) are at risk of delaminating under our hot South African sun.

White, however, is superior to silver and is far cooler. Another factor that harms waterproofing and can cause damage to the flat roof waterproofing is leaf or foliage build up. The reason for this is that, when the leaves decompose they create a high acid environment which will ultimately break down any silver aluminum roof paint. We always advise, when possible, that pure acrylics should be used as they are more resistant to acid. By ensuring the UV protective coating is a good condition the waterproofing system is automatically taken care of. 

99% Waterproofed is NOT Waterproofed!


Waterproofing companies commonly guarantee for a period of 10 years from the date of completion. The common catch/clause in the guarantee stipulates that:

  • Surface applied waterproofing, exposed to UV rays and movement, may require maintenance as per the manufacturer’s specifications.
  • Rule of Thumb: Darker coloured roofs/waterproofing expand and contract more than lighter coloured ones and therefore require more maintenance.
